We are currently seeking qualified candidates for a full-time year-round Maintenance Supervisor for our Thousand Trails Chesapeake Bay RV Resort in Gloucester, Virginia.
Performs all duties normally associated with a supervisory role including but not limited to interviewing, training, performance reviews, disciplinary actions and termination recommendations if necessary.
Participates in the preparation of the annual budget with regard to maintenance projects and capital expenditures.
Working within the approved budget, makes decisions with regard to allocation of funds for property maintenance. Purchases and places orders for needed maintenance and housekeeping supplies.
Ensures all maintenance staff are following safe work practices.
Attends and participates in training programs and staff functions as requested.
Completes regular resort inspections.
Ensures the work performed by maintenance staff meets ELS standards and service requests are handled in a prompt, courteous and efficient manner.
Ensures maintenance staff maintains grounds and common areas.
Ensures maintenance staff maintains ELS standards of cleanliness.
Ensures all rental units and common buildings are maintained in good repair.
Prioritizes and assigns tasks to be completed by maintenance staff; schedules maintenance staff.
Monitors maintenance and upkeep of all electrical, plumbing and mechanical fixtures and equipment, including but not limited to HVAC units, vehicles, lawn equipment, power tools, pumps, pedestals, water hydrants, etc.
Prepares and follows a preventive maintenance plan for all equipment. Ensures maintenance logs are current and updated as required.
Supervises and coordinates with contractors as needed.
Responds to after-hours emergencies and utility outages to limit property loss and damage and return property to normal operation as quickly as possible.
Reports to Resort Manager. Takes direction from Assistant Manager in Resort Manager's absence.
Works closely with other departmental supervisors to assist them with their departments' maintenance needs without direct involvement from Management.
High school diploma or GED
Five to seven years hands-on general maintenance experience (plumbing, electrical, carpentry, painting, mechanical, HVAC)
Supervisory experience, preferably in groundskeeping and facility maintenance
Basic aptitude and understanding of mechanical and electrical systems and functions
Knowledge of lawn care, trees, shrubs and flowers and groundskeeping best practices
Ability to lift up to 50 lbs. and work with heavy equipment daily
Experience using heavy motorized equipment preferred
Experience with pool maintenance preferred
Ability to work independently and pay close attention to detail
Valid driver's license and good driving record required
